Kokes Commences Construction on Final Phase in Riverside

Riverside, NJ – Kokes Properties (“Kokes”) is proud to announce that it has resumed construction of the second and final phase of its multifamily community The Mill at Riverside. Comprised of 64 units in a five-story podium building, Phase 2 is slated for completion during Summer 2026 and will complement the existing 126 apartments delivered during Phase 1. The final building will look to sustain Phase 1’s track record of stellar occupancy, steady rent growth, and high levels of tenant retention since opening in 2022.

Designed by Sonnenfeld and Trocchia Architects, the finished Phase 2 building will occupy the site that was once home to the historic William F. Taubel Hosiery Mill prior to its demolition in 2006. “We couldn’t be more pleased with the success of The Mill’s redevelopment effort to date, and we are very optimistic that the second phase will provide an even greater benefit to the local community upon completion than Phase 1 did,” said Clark McIntyre, Kokes’ Vice President of Finance and Operations. Following an 18-month construction hiatus, the Kokes team closed its construction loan with Provident Bank in late March. “Provident has been an incredible capital partner to us on this project since early 2021, and we are grateful to them for their patience and unwavering support during an unusually volatile period for commercial real estate lending,” said McIntyre.

A formal groundbreaking ceremony with municipal officials was held on March 17th to celebrate the occasion. “We have enjoyed a great working relationship with Riverside, and we look forward to continuing to invest into the Township’s future,” said Michael J. Kokes, President of Kokes Properties. L2i Construction was selected as the general contractor for the final phase of the redevelopment. “We were introduced to Brandon Lynch at L2i a few years ago, and we’ve been extremely impressed with his resume, professionalism, and diligence,” stated Kokes. “Construction has been off to a great start since L2i mobilized a few weeks ago, and we are super excited to work with them on this project and hopefully many more in the future.”
