Kokes Properties Breaks Ground on Eden & Main Apartments

SOUTHINGTON, Conn. – The downtown renaissance continues as Kokes Properties has broken ground on the second phase of its Eden & Main project, located in the heart of historic Southington.

Thanks in part to their pedestrian-friendly location and relative affordability, townhome sales in the first phase of Eden & Main have surged since April. This uptick in activity is now prompting Kokes to move ahead with Phase 2 – an active-adult apartment complex that will serve as the anchor of the community upon its completion. 

The 50,000-square-foot luxury building will offer 55+ adults an opportunity to enjoy a high-quality living experience – complete with tasteful finishes, elevator service, and recreational amenities – within walking distance of Southington’s up-and-coming downtown corridor. The property will consist of 41 apartments featuring open floor plans, balconies, and designer kitchens.

Kokes (President) and Matthew Stephens (Vice President of Development) attended the groundbreaking ceremony on behalf of the company. “The response to Eden & Main has been overwhelmingly positive since Phase 1 began last year, and interest has only ramped up in recent months as the pandemic and rising housing costs in major cities have shifted migration patterns back to the suburbs,” said Kokes, Founder and President of Kokes Properties. “Like many towns around the country, Southington has benefited from this phenomenon, and we believe The Apartments at Eden & Main are well-positioned to bridge the current gap between the strong demand for suburban housing and a severe lack of new inventory available in the local market. We are confident this building will be an asset to the town for years to come.”

The Kokes family has built over 21,000 homes since 1964 and is now in its third generation of building. Local builder Mark Lovley, who is overseeing the buildout of the project, also brings a wealth of experience to the table, having developed nearly 1,250 single-family homes throughout Connecticut since 1985. Ion Bank is providing the construction financing for the project, which is expected to be finished by the first quarter of 2022.
