Kokes Properties Breaks Ground On Second Extra Space Storage

MANCHESTER TOWNSHIP, NJ – Kokes Properties is proud to announce it has broken ground on their Extra Space Storage at Whiting as the firm continues to bolster and diversify its real estate portfolio through high-quality opportunistic development. 

The 45,000 square foot climate-controlled facility will be managed by national self-storage operator Extra Space Storage, with whom Kokes has enjoyed a constructive relationship in recent years at its Winslow Township property. “We have really enjoyed working with Extra Space,” said Kokes Properties President Michael J. Kokes. “Their best-in-class operational expertise has been extremely impressive to watch in Winslow, and we have great confidence that Extra Space’s systematic approach to leasing, paired with its dynamic pricing algorithms, will play a vital role in maximizing the value of our newest storage asset in short order.” 

Located at the intersection of Lake Road and County Road 530 in the Whiting section of Manchester Township, the site boasts great visibility, high daily traffic counts, and strong population demographics in an undersaturated market. In 2020, Kokes collaborated with Manchester Township to designate the site an Area in Need of Redevelopment and subsequently secured all final entitlements for the project in September. The company’s in-house construction management team will be presiding over the site improvement installation and buildout of the facility, which is expected to be delivered by next August. 

As Kokes Properties continues to grow its multifamily and self-storage asset base, the firm notes it continues to search for new opportunities that will be accretive to its development pipeline. “It is an exciting time not only for our company, but for commercial real estate as whole,” Mr. Kokes said. “While we remain disciplined in our approach to acquisitions, we are optimistic that the outlook for our industry is very bright.”
